Building a Structure Yourself with New or Used Materials
A permit entitles you to have a plan checker and inspector verify that minimum building requirements are met. The location, size and use of the structure and method of building must comply with current regulations.
This ensures that the structure and materials are safe. Also that it blends in with the rest of your neighborhood.
If you do not have a permit your neighbors may object. It could be an unsafe structure. A legal suit may result. You could be required to remove any structure that is not permitted or does not conform to current regulations.
This is why you should always check with the local building department first.
What applies in one city, town or municipality does not always apply to another.
The construction of a fence may require a permit in some places and not in others. Always check before starting any project.
These are some examples of what applies in some places:
Winnipeg, Manitoba
A ‘Waterway Permit’ is required to ensure the stability of new construction on a riverbank.
A permit is required for a project receiving assistance from the ‘Home Renovation Tax Assistance Program’.
A permit is not required for fences (single and two-family dwellings only)
Portage la Prairie, Manitoba
A permit is required to replace siding and stucco.
A permit is required to replace shingles with a different material.
Edmonton, Alberta
A permit or license is required to add a new structure to a property, such as a house, a gazebo or a satellite dish.
Timmins, Ontario
A permit is required for installation of pre-fabricated structures or mobile homes.
A permit is required for fireplaces, decks and siding.
North Bay, Ontario
A permit is required for construction of fences, evestroughs, soffits and fascias.
Yellowknife, Northwest Territories
A development permit and a building permit are both required for the construction of a residential deck 600mm (24”) in height from adjacent ground level.
A building permit may not be required for an accessory building less than 20 square meters used for cold storage with no insulation, heating or electrical power.
Prince George, British Columbia
A building permit is required to install a mobile or manufactured home on a private lot or in a mobile home park.
