When a Building Permit is Not Required


Always check with the local building department to determine if a building permit is required for any work you plan to do.

Requirements will vary from province to province, city to city, and town to town.

The following is only a general list of common applications. This does not necessarily apply to all districts.


A building permit is not required:

- to replace existing doors or windows with the same size doors or windows

- to install siding on any small residential structures

- to construct a roofless deck, under 2 feet, that is not attached to any structures

- to construct a utility shed under 100 square feet

- to reshingle a roof when there is no structural work required

- to install evestroughs (drainage must be contained on your property)

- to replace or increase insulation

- to replace or increase drywall or plaster

- to damp proof a basement

- to paint or redecorate

- to install kitchen or bathroom cupboards

- to erect a fence
