Building Permit



A building permit is a document (a piece
of paper) that states that approval from
the local building department has been given to proceed with construction or demolition. This document has a number on it. The number is recorded at the local building department.

The permit(s)must be posted in a visible location on the construction site.
It is unlawful to start construction or demolition before a permit is issued.

This document is necessary for all new construction.
It is also required for any addition or renovation to an existing building. This applies to both residential and commercial projects.

An application is made at the local building department.
Local refers to the city, town or municipality in which the work is to take place.



Most often it is the interior designer, architect or general contractor who will apply for the building permit on the owners behalf. Owner is the person for whom the work is being done. For example, if you plan to open a retail store in a shopping mall and the store belongs to you, then you are considered to be the owner. Or, you are the homeowner planning a renovation to your home.
If you are doing your own construction, you may apply for any required permit yourself.

The application requires that a form, from the local building department is filled out and submitted. A drawing for simple projects, or construction drawings for more complex projects must also be submitted. There is usually a fee for applying for a permit.

The local building department reviews the application form and the drawings. They ensure that all building code standards are met before issuing a permit. This procedure regulates the types of construction allowed to ensure the health and safety of the community.

A permit for very simple projects can sometimes be issued within the same day. More complex projects may take weeks or months. This all depends on how busy it is in the local department.
Always check with the local building department for information on submissions, fees and the time involved for a permit to be issued.

Once a permit is obtained, construction work can be started. The local building inspector will visit several times. He/she checks to ensure that the work complies with the building code standards and with the approved drawings.

If construction or demolition work is started without the necessary permits, the building inspector can issue a stop work order. He/she can also issue an order for any completed work to be removed. In some instances, there may even be fines.

It is important to note that the owner of the property is responsible for ensuring that all required permits are obtained.
